Venting Inspection
High-efficiency furnaces require PVC venting, not the metal flue your old furnace used. We inspect and quote any changes before ordering equipment.
Permit Requirements
We confirm the applicable city or county requirements. Permit and inspection fees are quoted separately from the published planning range.
Installation & Test
We install, commission, and test the furnace on installation day — verifying gas pressure, heat rise, and static pressure before sign-off.

Should I choose 80% or 96% AFUE?
Square footage does not determine AFUE. An 80% non-condensing furnace may fit an approved metal-vent path, while a 95%+ condensing furnace requires suitable PVC intake/exhaust and condensate disposal. We compare those installation requirements, operating-cost goals, staging, and available equipment separately from the Manual J capacity calculation.
How long does furnace installation take?
A furnace-only replacement usually takes one day. A full-system replacement with the furnace or air handler in an attic or narrow closet usually takes two days. Venting, gas-line work, difficult access, and other project details can change the schedule.
What furnace brands do you install?
Our current gas-furnace catalog includes Carrier and American Standard product lines. The available series, staging, efficiency, and heating capacity are matched to the approved venting path and Manual J heating load after the in-home assessment.
My furnace is 15 years old but still works — should I replace it?
If your heat exchanger is cracked or your efficiency rating is below 80% AFUE, replacement typically makes financial sense. We'll run the numbers honestly — we don't push unnecessary replacements.
Do Bay Area furnaces need a special permit?
Most furnace replacements require a local mechanical permit, and project-specific Title 24 requirements may apply. We confirm the requirements for the property and quote permit and inspection fees separately from the online planning range.
